“What we’re seeing right now is not a slow market — it’s a selective market,” said Crabtree in the episode. “Buyers are still active, but they are far more disciplined. They’re analyzing value, comparing options, and making decisions based on condition, pricing, and presentation. When those three align, homes are still selling quickly — sometimes immediately.”
A Market Dividing Into Two Speeds
According to Crabtree, the Charleston housing market has evolved into what he describes as a “two-speed market.”
Homes that are properly priced, well-prepared, and professionally marketed continue to perform strongly. Meanwhile, homes that miss the mark in any of these areas are seeing increased days on market and more frequent price reductions.
“There is a clear separation right now between homes that are positioned correctly and those that are not,” Crabtree said. “That gap didn’t exist to this degree a couple of years ago, but today, it’s the defining characteristic of the market.”
Global Events and Buyer Behavior
In the first episode, Crabtree discusses how broader economic uncertainty — including global tensions, inflation concerns, and interest rate movement — may be contributing to a temporary slowdown in buyer decision-making.
“When you have uncertainty in the global economy, whether it’s tied to conflict, inflation, or interest rates, buyers tend to slow down — not because they don’t want to buy, but because they want more clarity,” Crabtree explained.
He emphasized that this shift reflects caution rather than a lack of demand
“There’s still strong underlying demand for housing in Charleston. What we’re seeing is a delay in decision-making, not a disappearance of buyers.”
Inventory and Pricing Strategy
Crabtree also highlights rising inventory levels as a factor influencing market dynamics.
“As inventory rises, buyers gain options — and with options comes leverage,” he said. “They don’t feel pressure to act immediately unless a home truly stands out.”
He noted that pricing strategy remains the most critical factor in determining whether a home sells quickly or lingers on the market.
“The biggest mistake I’m seeing right now is sellers pricing based on what they want the market to be instead of what it actually is,” Crabtree said. “When you price correctly and pair it with the right marketing, you create competition. When you overprice, you eliminate urgency.”

“This is no longer a market where you can just put a home in the MLS and expect results,” Crabtree said. “Exposure matters. Strategy matters. Positioning matters.
