Quattro Development announced today the recent sale of a commercial development site in Statesville, NC. The 1.45-acre property is located at 210 Turnersburg Highway. The new 7,512-square-foot building is leased to Chipotle, AFC Urgent Care, and The Joint Chiropractic. The redeveloped site sold for $4,600,000.
The Quattro Development project involved the redevelopment of a former Ruby Tuesday location. Construction completed in Q3 2022. The architect for the project was Excel Engineering Inc. of Fond du Lac, WI and G.L. Wilson Building Company of Statesville, WI handled construction.

Cyber tech experts analyzed the pros and cons of the hacker’s contest that broke into a Tesla system

Scenario
On March 22nd, in Vancouver, Canada, the annual 3-day computer hacking contest ‘Pwn2Own’, organized by Trend Micro's Zero Day Initiative (ZDI), revealed surprising outcomes. Cyber tech researchers and/or hackers from all over the world were invited to the event. They put their skills to the test against the highly paid cyber security executives who created the systems that protect their corporations.
According to cyber threat trend magazine DARKReading, “The participants used an isolated Tesla vehicle head unit to conduct their test. The attacks gave them deep access into subsystems controlling the vehicle's safety and other components.”
DARKReading continued, “France-based pen-testing firm Synacktiv demonstrated two separate exploits against the Tesla Model 3.”
- 1st Attack: “One of the exploits,” as reported in DARKReading, “involved executing what is known as a time-of-check-to-time-of-use (TOCTTOU) attack on Tesla's Gateway energy management system.”Result: In 2 minutes, “They showed how they could then—among other things—open the front trunk or door of a Tesla Model 3 while the car was in motion.
- 2nd Attack: “Synacktiv researchers exploited a heap overflow vulnerability and an out-of-bounds write error in a Bluetooth chipset to break into Tesla's infotainment system.”Result: “Enabled them to break into Tesla's Infotainment system and gain root access to subsystems,” said DARKReading.
Analysis
According to Phil Gambell, CEO of NewLinum, “It’s only fair to say that the best cyber security experts in the world cannot identify every hole in a thought-secured system. And many times, it takes a third party using unconventional means to uncover the vulnerabilities. Did the hack break Tesla’s back? Not really. As a credit to Tesla, they are wise enough to utilize contests like this, to help them improve the security of their systems. Though being hacked could be perceived as a disappointment, the last accolade goes to Tesla. They beat the hackathon by using it as a benefit and came out even stronger.”
While the hackathon contest was an interesting case study, further research highlights a particular software company that can be used to protect highly sensitive data and technology.

Bold Reuse Launches Retail Reusable Packaging Pilot Supported by New Seasons Market, Waste-Free Advocates, and Metro
The program aims to develop, implement and track the impacts of a reusable packaging system for retail food products produced by local companies

With the backing of Metro, New Seasons Market, Waste-Free Advocates, and PNW Packaged Food & Beverage Group's very own Hannah Kullberg, Retail Reuse represents a significant step forward for the environment and the economy.
Thanks to an $87,000 Investment and Innovation Grant from Metro in 2022, Bold Reuse has developed a closed-loop reuse model for glass bottles and jars that are commonly used by food manufacturers to package their products. The pilot program will operate until early 2024 and aims to provide substantial environmental and economic benefits to project stakeholders and the community at large by reducing emissions and costs associated with recycling and landfilling.

The program will launch at all New Seasons Market locations, and customers will be able to purchase products from participating vendors as they normally would. Once customers have finished the product, they can return and drop used packaging in the Bold Reuse drop box at all New Seasons Markets. Bold Reuse collects, washes, and sanitizes the containers, then distributes the packaging back to vendors.
“The cost of glass packaging has hit an all time high. This is forcing manufacturers to move to less sustainable options like pouches and plastic. Many makers in the food and beverage community currently offer glass return programs, which creates a great time burden to their businesses. Some businesses accept glass returns, but they stack up waiting to be washed. Other businesses turn away customers with glass to return because they lack the capacity or proper sanitizing system. This program will offer ease, finally making glass return a possibility on a large scale.

West Des Moines Chamber of Commerce Announces Finalists for 2023 Pitch Competition Presented by Bank of America
The West Des Moines Chamber of Commerce (WDM Chamber) has announced seven finalists for the 2023 pitch competition presented by Bank of America at the third annual Athene Black & Brown Business Summit presented by Wells Fargo. The event is held at the corporate headquarters of Athene at 7700 Mills Civic Pkwy, West Des Moines, Iowa on April 20–21.
Seven finalists were selected out of 47 applicants from across the US including Florida, Indiana, Illinois, Tennessee, Louisiana, Georgia, Texas, Pennsylvania, and several from Iowa. Selected finalists will give a five-minute pitch in front of judges. In addition, one additional competitor from the applicant pool will be chosen at random on the day of the event.

Born and raised in Hawaii, Chef Troy Guard has lived and worked across the globe, beginning his storied career in San Diego at the Omni La Costa Resort and Spa. Guard moved back to Maui at the age of 21 where he met his mentor, Chef Roy Yamaguchi at the Kahana Bar and Grill. Under the tutelage of Yamaguchi, Troy traveled across Asia, opening multiple outposts over a span of eight years in Hong Kong, Singapore, and Tokyo. Solid Oldies WHIP Radio, 1350 AM and 99.3 FM, has been around since 1950, and so has their logo. “It was time for an update,” says station manager Chris Montgomery. His talented daughter, Libby, 22, designed the new logo, a vinyl record nostalgic of the 60’s, 70’s and 80’s, just like the music they play. “We’ve also updated our website to be more user-friendly, with a cleaner look. JAG-ONE Physical Therapy Announces Partnership with the Philadelphia Phoenix Ultimate Disc Team
JAG-ONE Physical Therapy, one of the fastest-growing comprehensive physical and occupational therapy practices providing rehabilitative care to patients and sports teams in over 115 locations across the Northeast, today announced that it is teaming up with the Philadelphia Phoenix in support of its Phoenix Ultimate Academy (PUA) summer youth programs. Through this partnership, JAG-ONE and the Phoenix will team up to present a youth ultimate clinic series before each home game and 18 weeks of PUA summer camps across the Delaware Valley, giving community members an opportunity to compete and develop as ultimate disc athletes.
The Philadelphia Phoenix represent one of 24 teams in the American Ultimate Disc League (AUDL) across the United States and Canada. The Philadelphia franchise was created in 2012 as one of the original eight founding teams of the AUDL.
